I found the location to be fantastic. It's right in the heart of everything. Parking didn't cause me any trouble, I put £2.50 in the meter every 4 hours. I found a parking spot almost directly outside the accommodation!
I did notice black mold on the windows. The surfaces of the bedside tables had crumbs, a bit disappointing!

i liked its location across from the opera house. i could easily walk to shows. a comfy bed provided good sleep. i found a good selection of hot drinks and the quiet attic room suited me well. the breakfast was lovely too.

I noticed really good cleanliness and thoughtful decoration throughout the premises. I also appreciated the selection of hot drinks, biscuits, an iron and a hairdryer.

The location is amazing. The hotel sits right in the heart of the city. Being opposite the Opera House offered unparalleled convenience. I found it very convenient.
the location was perfect opposite the opera house and gardens the selection of hot drinks in the room was nice i found the attic room quiet too the place is full of character i bought breakfast in the tearoom and it was lovely i had a large beautiful room and a huge bathroom on the 3rd floor it overlooked the pavillion gardens and opera house the welcome was friendly the breakfast in the tearooms was superb the room was clean comfortable and characterful the historic building had many lovely visible features i liked sitting in the georgian period guest lounge it had furniture in keeping with that period and a piano the staff were efficient and kind i got tips for local pubs they guided me to find extra pillows and towels
the fire exit door in the room was a problem the room was lit up neon green all night it's the law but i barely slept

decent location but heating issues
fabulous locationheating problemno staff
the location is fabulous because it is directly opposite the park and opera house.
the heating went off early in the evening and did not come back on. by the next morning, there was still no heating, so i checked out as i was very cold. the hotel has no staff on-site once the tearoom closes around 5pm.
