The rooms were not above a pub. They were located in the back of the garden. It was lovely, I thought, to not walk through the pub to get to my room. The room was very large and had a fridge!!!
I received a parking charge notice, even though my car was booked onto their system.

the location was very handy to the town centre. staff were friendly and helpful throughout my stay. the room was quiet because it was in an annexe. the shower worked well with good pressure.
the outside area around the rooms looked a little untidy with discarded items.

i appreciated the spaciousness of the room. i also found the staff to be quite friendly upon arrival. zoe greeted me, and a bar manager gave me a good suggestion for viewing the red arrow display at the swanage carnival.
the room was not the one i saw in the photo when i booked. the room had a strong damp smell, it lingered throughout my stay. i also didn't have a fridge, despite it being advertised.
